Harrison School for the Arts in Lakeland Florida
It is always a pleasure to write about an upcoming concert or a performance by the students and faculty of Lakeland’s Harrison Arts. And with all performances that Harrison School for the Arts has to offer throughout the year, this showcase of the Winter Dance Concert brings out the Best for the Harrison Dance Department. Guest artists such as Peter Pucci, who is the Artistic Director of PucciPlus and was principal in Pilobolus and David Sutherland, who performed with the Stuttgart Ballet joined faculty members Susan Olson and Gloria Haigler to bring their works on the main stage of the Lois Cowles Harrison Center for the Visual and Performing Arts.
In addition some wonderful choreographed movements and dances, a performance of Concerto 622 by Lar Lubovitch will be presented by the junior repertory class. Did you know that Harrison School for the Arts faculty member and dance instructor, Gloria Haigler, performed these roles worldwide while a company member of the Lar Lubovitch Dance Co.?
So, please come and enjoy this great performance by these fine dance students on Friday, January 30th and Saturday, January 31st, 2009 at 7:30 p.m. Tickets can be purchased securely online at the Harrison School for the Arts web site with a nominal merchant fee for adults $8.00 and $6.00 for students and seniors. You can also stop by to purchase your tickets at the Box Office window in the Mitchell Gallery starting at 6:00 p.m.

I can’t imagine there is no other place you would hang out this weekend if you any where near Lakeland, Florida!
Where in the world around this time of the year would you find the best barbeque? Ready for food, entertainment for the whole family to enjoy! Then look no further and come’ on down to the 2009 Lakeland Pig Festival on January 30th – 31st, 2009.
A tad bit of history lesson! It started all in 1994 when a small group of local businessmen attended the Blue Ridge Mountain town of Tyron, N.C. to watch a barbeque championship. From then on, a festival committee was established and Lakeland’s Pig Festival welcomed its first barbeque competitors in 1997. Since then, professional teams and backyard teams travel great distances to compete separate in now five different categories in Ribs (loin and spare), Pork (shoulder and butt), Chicken, Brisket (beef) and Sauce. The Kansas City Barbeque Society (KCBS) Professional Competition and Judging School considers Lakeland’s Pig Fest to be one of the finest events sanctioned by KCBS. Lakeland’s annual Pig Fest held at Joker Marchant Stadium has since then grown to over 300 Barbeque Teams competing for prize money and attendance growing quickly each year.
Now in its 12th year of competition, there is also a kids barbeque judging that is held Saturday, January 31st 2009.
The Junior League of Greater Lakeland became in 2005 the lead organizer for this great event and they do an outstanding job providing volunteers to see that this free event is run smoothly. The event in itself is free, such as the concerts – as you walk towards the gate, let me suggest you buy “Pig Dollars” near the entrance for food and drinks and also some for your kids, since I’m sure they want to take part in arts & crafts, climbing and jumping. Don’t worry if you run out of the “Pig Dollars or “Pig Bucks”, there are various locations throughout the area for you to buy more.
I have been attending this free event with my family since it first started, it is by far one of the best events with regards to food, entertainment and activities for young and old – not to mention the great weather we have this time around in Lakeland Florida. Where else in the world are you getting the best tasting barbeque you’ll taste this year? Besides my husband’s great tasting ribs …… right here at the annual Pig Festival at Tiger Town in Lakeland, Florida located right next to the Joker Marchant Stadium which is also known as the location for the Detroit Tigers Baseball Spring Training Stadium. Besides the scrumptious barbeque and sauces, they also offer some great desserts, such as strawberry shortcakes – Folks, here in Florida we are in Strawberry season!

Prices kept on falling at its lowest in December! Well folks, care for the numbers….Lakeland’s average sold prices dropped to $134,365, a 30% stumble from the previous year. This is the lowest I’ve seen so far closing out this eventful year of foreclosure crisis, wall street and main street crisis, mortgage mess and bail outs.
The average square foot of the sold homes for December was $76.03 per sq. ft., compared to the listing price of $81.36 per sq. ft. in Lakeland which is within the approximate numbers of our neighboring cities, such as Winter Haven, Auburndale, Bartow, Mulberry, and Polk City.
Although real estate agents have a tendency to say that December is one of the slowest months of the year. Home sales by the numbers however have increased by 15% – 135 homes sold from the previous month in Lakeland. An increase of 15% in number of home sales though it is an average number.
Take a look at my spreadsheet below. I’ve separated the report by zip code instead of school zones; it gives you a more accurate report in my opinion. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”.

Check out the graph here, overall the average list price is just about over $140,000 since the beginning of this year in Lakeland. The average sold price so far this year amounts to $134,000 in Lakeland.

The graph below will give provide detail information of how many homes sold in Lakeland by Zip Code and by month.

Distressed properties are homes in pre-foreclosure, foreclosure, bank owned, as well as short sales – a continuous increase of distressed homes sales will certainly affect the real estate market and home values in Lakeland. Of the 135 homes sold last month homes 51 homes were sold with an average sales price of $123,543 compared to only 16 homes that were sold the previous year, due to Short Sales and/or Foreclosures.
There are currently 491 homes facing foreclosure.
139 homes are in pending status waiting for bank or lender approval to close.
What is the average price for these types of homes?
In Lakeland, you will find distressed properties in every price category. The average price currently listed is $139,627. The priciest home currently on the market is listed for $750,000 and the lowest priced home is $15,000.
Let’s take a look at last month sold report for the surrounding cities in Polk County:
Winter Haven – 59 properties sold – average sold price $126,543 – average $70.26 per sq.ft.
Bartow – 12 properties sold – average sold price $126,362 average $70.77 per sq.ft.
Mulberry – 7 properties sold – average sold price $145,755 – average $80.05 per sq.ft.
Auburndale – 16 properties sold – average sold price $172,696 – average $82.83 per sq.ft.
Polk City – 6 properties sold – average sold price $130,408 – $72.75 per sq.ft.

Twitter Local – Lakeland Florida Tweetup Meet

Are you ready to jump on the bandwagon and join Twitter – a social networking phenomenon start making its presence known here in Lakeland, Florida.
How did I found out about Tweetup meet? Twitter – Chuck Welch sent out a tweet and wrote a blog about this meeting. The day of the meeting I noticed that there was also an article in the local newspaper.
Twitter is the news of the future – When US Airways flight 1549 crashed into the Hudson River – An eye witness broke the news first on Twitter before this “Miracle on the Hudson” was reported on our major news network stations.
Granted, we’re not the folks in Silicon Valley where Twitter predominantly rules the social media micro blogging…. but we sure were a fine group of about 30 people attending the local “Tweetup Meet” at the Black & Brew in Lakeland. Organized by a local blogger group in Lakeland Florida, Chuck Welch, who by the way creates the local maps included in my market reports, organized and spearheaded this great meeting. People from a variety background such as, news reporters, freelance writers and bloggers, social media marketing experts, clergy, fellow Active Rainer’s and business entrepreneurs spent a couple of hours to discuss, share Twitter.
After introducing ourselves, we shared with each other the reasons why we are on Twitter, our experiences – one Twitter user expressed that since she has been blogging and tweeting, her business took off tremendously. We shared the various applications Twitter offers and our recommendations and vowed to do a “Tweetup meet” again in the near future.

Hi Folks! Look at these numbers below – don’t they speak for itself about today’s Lakeland Real Estate Market? Annual numbers of sold homes have seen a sharp drop since 2005 and last year 2008 did not give me an indication that the statistics will change much in 2009. The annual numbers of sold homes continued to decline by 21% from the previous year.
How long will it take to absorb the current inventory (Absorption Rate)?
Normal Market – Absorption Rate is between 5 and 6 months.
Sellers Market – Absorption Rate is lower (1-4 months)
Buyers Market – Absorption Rate is higher (7+ months)
There is an average of 2,300 homes currently on the market in Lakeland. Taking into consideration last year’s number – 1624 homes sold in Lakeland, Florida; it would take approximately 17 month to sell its present inventory – a true buyers market.
Too many choices – Are you paralyzed?

Lakeland’s average sold prices declined by 18% in 2008; predicting a continued decline due to a significant increase in the distressed home sales market.
