How to Host a Carillon Lakes Community Open House

How to Host a Carillon Lakes Community Open House

How hard is it exactly to host an open house for Carillon Lakes community homes for sale? Put up some signs at street corners, bake a batch of fresh cookies in the oven, add a vase of fresh flowers, then sit back, relax, and wait for your throngs of people to come in. That’s all there is to hosting a successful open house, right?

Here are helpful tips on how to host a successful open house.

Unfortunately, it isn’t.

While it is important to place directional signs and making sure that the house smells good, there are a lot more things that sellers and Realtors® need to do in preparation for an open house. As an important aspect of home selling, hosting an open house requires a time, energy, and resources that sellers should be able to fulfill. From the moment you decide to host one until the very last potential buyer leaves the home and closes the door, both seller and Realtor® should be aware of what to do before they open the house to the public. Here are some helpful tips to guide you through this event:

You don’t exist in the mind of the buyer.

The focus of an open house should be the home, not the seller. To ensure that they don’t shift the focus from home to you, don’t be at the open house. Let your Realtor® do the talking for you. They will be more capable of handling situations wherein buyers point out things they don’t like in the house for sale in Carillon Lakes community. In addition, all of your personal belongings such as family photos, posters, toy collection, and more should be hidden from sight. You don’t want potential buyers to see your travel photos and talk about you and all the places you’ve been to instead of admiring the freshly-painted walls in the living room, do you?

Consider hiring a cleaning service and professional stager.

Nobody likes looking at a dirty place, much more living in it. The open house is a way for buyers to see themselves living in the home so to ensure that they are focused on its beauty, hire a cleaning service to remove all clutter and give all faucets and bathroom tiles a good scrubbing. To further help buyers in picturing themselves living in the home, consider hiring a professional stager to help beautify the space. These experts work on making the home more attractive to potential buyers. They make sure that all the broken things are fixed, they add a fresh coat of paint, and they arrange or add furniture to brighten your home. Some stagers also improve your home’s curb appeal, which is very important since buyers can immediately get turned off and turn away from a home for sale in Carillon Lakes community with a sad-looking front yard.

Market to your target audience.

While an open house is a form of marketing your home for sale, hosting an open house requires its own set of marketing techniques. Directional signs on street corners and posters or flyers are not enough anymore. Nowadays, buyers start their search online. As such, sellers and Realtors® need to be able to reach this online market and bring them together to attend a scheduled open house. Share your listings on real estate websites, on blogs, or on your social media channels.

It’s not easy selling a home and it can be challenging to host an open house successfully but by following these simple tips, you’ll soon find yourself with a couple or so offers in a few weeks’ time. For even more home selling tips, visit http://www.LakelandFloridaLiving.com.

Tips in Decorating a Lakeland 55+ Communities Real Estate

Tips in Decorating a Lakeland 55+ Communities Real Estate

Lakeland 55+ communities real estate broker would know that the way retirement homes are decorated has certain similarities. These similarities are in consideration of the different needs of an active adult buyer. More than aesthetics, safety and functionality are considered. If you are planning to decorate a recently bought senior home, these tips would surely come in handy.

These are easy ways to decorate your Lakeland 55+ communities homes.

Put safety first

The number one characteristic of an ideal senior home is safety. With that in mind, designs and ornaments in a home should not be potential cause of accidents. This may apply to floors. Instead of bare tiles or slippery flooring, wall to wall carpets can be a safer option. As much as possible, use senior-friendly furniture like higher chairs with study arms and fixtures with rounded corners. Since mobility can easily become an issue, a home with installed hand rails is desirable for seniors.

Plan layout well

Understandably, when you ask a Lakeland FL Sandpiper golf homes agent, he would tell you that a two-story home isn’t advisable for seniors, especially those experiencing difficulty walking. Additionally, having a floor plan which would aid retirees in walking across a room in a wheelchair or cane without difficulty is preferable. This means wide open pathways that are well lit.

Colors must be bright

Having a dark and gloomy home shouldn’t be something an active adult bears. Use only bright colors for paints ranging from hues of whites, to beiges, to lighter blues, greens, and yellows. A bright colored home when coupled with ample lighting can instantly bring out a happy and light mood. You can check out tons of lovely bright colored homes in http://LakelandFL-HomesForSale.com/ if you need some inspiration.

Have keepsakes around

Although real estate brokers in Lakeland FL would advise sellers against having personal things displayed while the house is listed for sale, putting these up when you’ve already bought the home is a very much encouraged. Having memorabilias displayed on walls and in selected areas around the house can brighten up the mood of any homeowner. It can also be help start a conversation when visitors and new friends come over. More importantly, when a house is filled with personal belongings that matter to the senior homeowner, it would certainly feel more like a home.

Encourage activity through displays

Having board games easily accessible in the living room is a good way to encourage indoor activity. Some may also want to place plants to water every day. A basket containing tools for creative activities like knitting is also helpful in reminding seniors to keep themselves busy. The idea is to have these tools within reach since an active mind and body is always good to maintain as we grow older.

Talking to a Lakeland FL real estate broker about your considerations in a senior home can help you in finding the best options out there. When you have purchased your home, seek help in arranging and decorating it’s interiors to better fit your needs and preferences.

Home Buying and Satisfied Clients – Video Testimonial

Recently, I had the privillege to show a couple from Maine one of my listing. After the showing, I senced that they were not sold on my listing, although it was in their price range and the home was well maintained. It was not what they were looking for, mainly because of the layout of the home. So I kindly ask them if I could send them other listings in the price range. They said, sure why not – it beats driving around and not knowing where to go. I immediately sent them listings via email that was in their price range in Lakeland and Winter Haven area. Since their lease expired on May 1st, they needed to find a home real soon.

After narrowing down a list of possible listings, I made appoinments for showings at various location in Lakeland and Winter Haven, however, nothing that they were happy with. After a few days, we found a home that was located in Winter Haven in an over 55 community. They liked the area and the price range of the homes within this community.

The seller accepted our offer and after inspections, we closed at the end of April. The seller was happy because they wanted to move out by May 1st and my buyers were happy because the offer was accepted without counter and they were able to move in on May 1st.

Check out their video testimonial – unrehearsed!

Would you want to live in Lakeland?

Recently, my husband and I drove to Lake Mirror after dinner to listen to good music, stroll around the lake, enjoy a beautiful sunset and close out this great evening with Fireworks. While relaxing sitting on the bench, we’ve met this nice couple from up north, who come to Lakeland to escape the cold weather climate and the snow from October through April to enjoy this beautiful weather and the great atmosphere Lakeland has to offer when they put on shows like this. So we sat there and talked about everything, such as news, Lakeland, arts, children, and even politics. My very first blog I wrote that I Love Lakeland and this blog emphasize that Lakeland has so much to offer despite being a small town with it’s arts, crafts, botanic garden, the many lakes, museum, parks, theaters and entertainment – even ice skating in Winter – no it doesn’t snow here and the lakes don’t freeze.

So why would you not want to live in Lakeland?

I took some pictures I’d like to share with you for you to see that Lakeland, FL is a great city to live in, centrally located between Orlando and Tampa and is only hopscotch away from all major attraction.
