Lakeland Florida Homes New on Market – Weekly Update for 01/04/09

Hi fellow readers! It’s Tuesday and time for my weekly update on newly listed properties in Lakeland. The numbers of homes recently listed increased considerably from the previous week of 36 homes to 74 homes listed with area Realtors®. The total amount of current inventory also increased slightly from the previous week to 2,323 homes listed for sale. The average sales price is $215,987 and with an average size of a home is 1,854 square feet, which calculates to $107.94 per square foot.

Types of homes newly listed:

3 condos with an average price of $138,233

7 mobile homes listed with an average sales price of $104,857

4 townhomes/villas with an average sales price of $116,175

60 single family homes with an average price of $116,175

 

Please keep in mind that my weekly update is only for Lakeland homes.
Let’s see which home is listed the most expensive and the lowest price home in terms of pricing. Drum roll please…. the top of this week’s list is a 1999 pool home featuring 4 bedrooms – 3 ½ baths and has almost 4,000 square feet of living space offered at $1,300,000.00. This custom-built home is located in the Highlands-By-The-Lake subdivision and has the view of Banana Lake. On the contrary, the cheapest home this week’s newly on the market is a HUD 3 bedroom 2 bath home and has over 1,400 square feet of living space; it is listed for $51,900 located in the Alafia River Basin subdivision. The distressed home market has seen also a significant increase in properties being offered for sale from last week’s 13 properties to 24 homes newly listed. The average price for a home is $137,991 ($74.06 per square foot). Distressed homes are categorized as “Bank-Owned”, “Require 3rd party approval (Short Sale)”, “Pre-foreclosure”, and “In-Foreclosure”.

Lakeland Florida Homes New on Market – Weekly Update for 12/21/08

Hi fellow readers, it’s Tuesday and time for my weekly update on newly listed properties in Lakeland. The numbers of homes recently listed were down from the previous week of 59 homes to 46 homes listed with area Realtors® However; there is still an abundance of inventory of homes available – currently a total of 2,391 homes are for sale. The average sales price is $215,028 and the average size of a home is 1,845 square foot, which calculates to $116.55 per square foot.

Types of homes newly listed:

No duplex or condominium units were listed last week

4 mobile homes listed with an average sales price of $102,350

1 townhome/villa offered for sale at $124,980

41 single family homes with an average price of $192,653. 

Let me point out to with my weekly update of the newly listed homes in the Lakeland area, some details on the priciest home that came on the market as well as the cheapest home. The top of this week’s list is a 2005 pool home; it features 3 bedrooms/4 baths and has over 5,800 square feet of living space being offered for $1,499,900. This multi-story home is located in the Lone Palm Golf community. On the contrary, the cheapest home this week’s newly on the market is a 3 bedroom 1 bath home listed for $29,900; it is located in the College Hill subdivision – WOW! A home for under $22.00 per square foot. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. Hi fellow readers, as we getting closer to the Holiday Season, fewer homes are being listed as it shows in this week’s report that 56 homes were newly listed with area Realtors® compared to the 63 homes listed the previous week. There are currently a total of 2,399 homes for sale in Lakeland, Florida. The average sales price is $217,515 and the average size of a home is 1,854 square foot, which calculates to $117.32 per square foot.

Types of homes newly listed:

1 condo newly listed at $170,000

5 mobile homes listed with an average sales price of $83,080

50 single family homes with an average price of $229,732.

With every weekly update of newly listed homes in the Lakeland area, I always provide you with some details on the priciest home that came on newly on the market as well as the cheapest home. The top of this week’s list is a former 2000 Parade Home winner built by Mark Hulbert; it is a 5 bedroom 4 and ½ bath pool home, featuring over 4,600 square feet of living space and being offered for $1,490,000. It is located on Banana Lake in the Highlands-By-The-Lake community. Hi fellow readers, there are currently 2,438 homes for sale in Lakeland, Florida. The average sales price is $217,061 and the average size of a home is 1,848 square foot, which calculates to $109.30 per square foot.

Altogether, there were 76 homes newly listed with area Realtors®. The average listing price for this week’s new homes on market in Lakeland is $179,769 with average square feet of 1,737.

Hi fellow readers, there are currently 2,347 homes listed for sale in Lakeland, Florida. The average sales price is $228,346 and the average size of a home is 1,865 square foot, which calculates to $122, 44 per square foot. 

The average listing price for this week’s new homes is $240,400 with average square feet of 1,825.

Last week, there were 69 homes newly listed with area Realtors®. The lowest priced home that came on market is $30,000 and the highest priced home new on market is listed for 2,900,000.00 which is a property of 27 acres formerly used as a working horse ranch; a three parcel tract that consists of two single family homes.
