Folks, here is a quick run down of whats out there! The numbers of homes newly marketed had an upwards trend from the previous week of 62 homes to 70 homes listed with area Realtors®. The total amount of current inventory held steady to 2,300 homes listed for sale. The average sales price is $214,506 and with an average size of a home is 1,853 square feet, which calculates to $115.76 per square foot.

Types of homes newly listed:

2 Duplex listed at an average price of $79,900

3 condos with an average price of $237,666

2 mobile homes listed with an average sales price of $71,400

1 townhome/villa listed with sales price of $115,000

62 single family homes with an average price of $207,497

Remember there is a home for every buyer! The top of this week’s list is a 2006 pool home featuring 4 bedrooms – 3 baths with 3,200 square feet of living space and it’s being offered for $659,900.00. This home is located in the gated community of Crescent Woods. On the contrary, the cheapest home this week’s newly on the market is a 3 bedroom – 1 bath home, it has over 1,400 square feet of living space; it is listed for $19,900 – WOW, only $13.65 per sq.ft. it is located in the Pinewood Park subdivision.

Weekly update on distressed properties in Lakeland

Over the past months home sales continue to increase in 2009.  The number of listings for sale dropped slightly from last week’s 18 properties to 16 homes newly listed. The average price for a home the just came on the market last week is $111,768 ($74.25 per square foot). There are currently 485 properties currently offered for sale in every price range from $15,000 – $750,000 – in almost every neighborhood.  Distressed homes are categorized as “Bank-Owned”, “Require 3rd party approval (Short Sale)”, “Pre-foreclosure”, and “In-Foreclosure”.

Lakeland Florida Homes New on Market – Weekly Update for 01/11/09

My weekly update in a flash! The numbers of homes recently listed decreased from the previous week of 74 homes to 62 homes listed with area Realtors®. The total amount of current inventory also seen a decrease from the previous week to 2,304 homes listed for sale. The average sales price is $214,540 and with an average size of a home is 1,853 square feet, which calculates to $115.78 per square foot.

Types of homes newly listed:

3 condos with an average price of $164,933

7 mobile homes listed with an average sales price of $111,114

2 townhomes/villas with an average sales price of $202,450

50 single family homes with an average price of $202,450

Let’ break down the weekly update of Lakeland homes newly listed. The top of this week’s list is a 2007 custom designed home featuring 7 bedrooms – 6 baths with 6,000 square feet of living space offered at $950,000.00. This home is located in the gated community of Woodwind Hills. On the contrary, the cheapest home this week’s newly on the market is a 2 bedroom – 2 baths home and has over 1,000 square feet of living space; it is listed for $15,000 – $14.75 per sq.ft. located in the Palma Ceia Court subdivision. This home happens to be the 2nd cheapest home on the market in Lakeland, Florida.

Weekly update on distressed properties in Lakeland

The distressed home sales had an effect in recent months in all of Lakeland’s real estate market. With the steady decrease in home values and increase in distressed listings and sales never seen before; there has been a decrease of listings for sale from last week’s 24 properties to 18 homes newly listed. The average price for a home is $115,861 ($69.09 per square foot). Distressed homes are categorized as “Bank-Owned”, “Require 3rd party approval (Short Sale)”, “Pre-foreclosure”, and “In-Foreclosure”.

Lakeland Florida – Real Estate Market Report for December 2008

Prices kept on falling at its lowest in December! Well folks, care for the numbers….Lakeland’s average sold prices dropped to $134,365, a 30% stumble from the previous year. This is the lowest I’ve seen so far closing out this eventful year of foreclosure crisis, wall street and main street crisis, mortgage mess and bail outs.

The average square foot of the sold homes for December was $76.03 per sq. ft., compared to the listing price of $81.36 per sq. ft. in Lakeland which is within the approximate numbers of our neighboring cities, such as Winter Haven, Auburndale, Bartow, Mulberry, and Polk City.

Although real estate agents have a tendency to say that December is one of the slowest months of the year. Home sales by the numbers however have increased by 15% – 135 homes sold from the previous month in Lakeland. An increase of 15% in number of home sales though it is an average number.

Distressed properties are homes in pre-foreclosure, foreclosure, bank owned, as well as short sales – a continuous increase of distressed homes sales will certainly affect the real estate market and home values in Lakeland. Of the 135 homes sold last month homes 51 homes were sold with an average sales price of $123,543 compared to only 16 homes that were sold the previous year, due to Short Sales and/or Foreclosures.

There are currently 491 homes facing foreclosure.

139 homes are in pending status waiting for bank or lender approval to close.

What is the average price for these types of homes?

In Lakeland, you will find distressed properties in every price category. The average price currently listed is $139,627. The priciest home currently on the market is listed for $750,000 and the lowest priced home is $15,000.

Lakeland Florida Real Estate Market Report for November 2008 – Wonder how many Realtors® got paid?

Hi folks! November proofed to be one of the slowest months since January in sales history for this year with only 105 homes sold in Lakeland. Lakeland has about 135 homes sold average this year. I wonder how many Realtors® received a commission check in November or even this year alone. Let’s take a closer look how long it would take to sell all these homes? According to the Multiple Listing Service (MLS), there are currently over 2600 properties for sale and/or pending (waiting to close). At an average rate of only 135 homes being sold per month, it would take approximately 18 months to absorb Lakeland’s entire inventory without putting any new listings on the market. How long has your property been on the market?
Thinking about dropping the price – stop chase the market!

The average sold price for a Lakeland home in November decreased by 16% from the previous year of $184,486 to $160,282.

In Lakeland, you will find distressed properties in every price category. The average price currently listed is $142,945. The priciest home currently on the market is listed for $540,000 and the lowest priced home is $22,900.

Let’s take a look at the overall picture for Polk County, Lakeland and the surrounding cities within Polk County, FL. There are currently over 7940 properties for sale in Polk County. Currently, 709 listings are pending (under contract); hence buyers and sellers are waiting to close escrow.

For the month of May, according to the Mid Florida Regional MLS the numbers for Polk County homes sold dropped to 449 from 570 properties sold the previous year. The average sold price for Polk County for May 08 was $169,029 compared to $198,980 in May 2007, a decrease by almost 18%.

Folks, have we bottomed out in my market area here in Lakeland? Lakeland has around 2370 properties for sale and the average listing price in Lakeland is currently $235,512, which amounts to $126.96 per square feet for an 1855 square feet home. The average sold price for the month of May 08 was $148,017 compared to last year’s number for May of $186,604; a decline of 26% with and average 174 days on the market. Doesn’t this look like we are at 2004 sold prices again?

Lakeland\'s Residential Real Estate for May 2008

Let’s see, how long would it take to absorb Lakeland’s current inventory of 2622 active and pending listings?

Lakeland sold 124 homes in the month of May. It would take about 91 weeks or 23 months to sell the current inventory. Not encouraging at all, however, keep in mind that this number is only an indicator on how long it takes to absorb and therefore, pricing the home you are selling is very crucial. Just take a look above at the average listing price and the average sold price for Lakeland – how long will it take to sell your house?

 

Let’s take a look at last month sold report for the surrounding cities in Polk County:

Winter Haven – 71 properties sold – average sold price $172,885 – average $99.19 per sq.ft.

Bartow – 11 properties sold – average sold price $96,706 – average $71.32 per sq.ft.

Mulberry – 15 properties sold – average sold price $205,660 – average $110.45 per sq.ft.

Auburndale – 17 properties sold – average sold price $142,874 – average $85.86 per sq.ft.

StatisticsIt has been an interesting First Quarter this year. From January through March, there were 394 residential homes sold in Lakeland, Florida compared to last year’s first quarter total of 522 home sold – a decrease of 128 properties or if you will 32.50%. The average sold price for this quarter was $170,499 (average sq. ft. $101.73) compared to $198,774 (average sq. ft. $120.54) a decrease of 17% for the 1st quarter in 2008. Are you looking to buy?

Folks, as every week for the past weeks you will find my weekly report below to offer you with an inside on what is happening in the Residential Real Estate Market for Lakeland, FL. This report is by zip code and is in my opinion more accurate than measuring by school zones, since school zone changes are in progress and Realtors® not always input the school zones into the Multiple Listing.

 

There are currently 2403 properties for sale, which is an increase of 15 listings reported the previous week. Last week’s average sales price decreased modestly. However, the average sold price increased by 5% compared to my prior report of the Lakeland Residential Weekly Market Report 3/24/08-3/31/08. My weekly report is obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”. 

How long will it take to absorb the current inventory? According to the Mid-Florida Regional MLS, there are currently 2628 active and pending listings available in Lakeland. The definition of Pending is that it has not sold as of today and/or the Pending listing has not been updated to Sold status in the Multiple Listing. Realtors® sold 156 properties in Lakeland last month. Since the absorption rate is not an exact science it may influence your decision to put your home on the market. Based on my calculation, the truth of the matter is that the absorption rate for Lakeland is 73 weeks. Are you thinking about selling?

Below you will find my weekly report to give you an inside on what is happening in the Residential Real Estate Market for Lakeland, FL by zip code.

There are currently 2385 properties for sale, which is a decrease of 19 listings reported the previous week. Last week’s average sales price decreased modestly as well as the average sold price had an insignificant increase compared to my prior report Lakeland Residential Weekly Market Report 2/25/08 – 3/03/08.

There are 234 homes currently pending to close, which is an increase of 20 homes from my last week’s report, however there were 5 properties less sold. The average days on market increased from 117 to 156. The average sold price decreased by $7877 approximately 5% from my last week’s report.
