With today’s economy, parents try to figure out how much to spend on gifts on their children and how to pay for these gifts when money is tight. There are lots of free activities and entertainment happening here in Lakeland and the surrounding cities in Polk County, Florida for you to enjoy. Tuesday, December 2nd

Annual Holiday Walkabout Lakeland from 6-9 p.m. Location: Downtown Lakeland

Community Christmas Concert

The concert will be held at Bush Chapel at Southeastern University in Lakeland at 7:30 p.m.

Wednesday, December 3rd

Ridge Art Association Exhibit in Winter Haven – the exhibit will be shown through December 21st with a reception on December 6th at 6:30 p.m. and is shown at the Chain of Lakes Complex in Winter Haven.

Thursday, December 4th

Annual Christmas Parade in Lakeland which starts at 7:00 p.m. The parade will go around Lake Mirror.

Friday, December 5th

“A Winnie The Pooh Christmas Tail” – a Whirly Gig production in the theatre at Lake Gibson High School at 7:00 p.m. in Lakeland. There are 2 more shows on December 6th at 2:00 p.m. and 7:00 p.m.

Guitarist Robert Phillips presents a free concert at Lakeland’s St. Joseph’s Catholic Church at 11:30 p.m.

Art Exhibit opens at J. Rowan Galleries, Inc. at 123 S Kentucky Ave. in Lakeland. Digital photography show from students at Lawton Chiles Middle Academy will be on display through December 15th.

First Friday in Lakeland – “Holiday Happenings” in Downtown Lakeland from 6:00 p.m. – 9:00 p.m.

Art Show opens at Arts on the Park at 115 N. Kentucky Ave. in Lakeland the theme will be “Old Florida” and the reception is from 6:00 p.m. – 9:00 p.m.

Glitter, Glisten & Snow in Haines City – craft vendors, entertainment, Santa & Mrs. Claus, free roasted chestnuts and much more will be at New Park Complex Haines City from 5:00 p.m. – 9:00 p.m.

Saturday, December 6th

Chain of Lakes Holiday Boat Parade will start at Lake Mary in Winter Haven which begins at 6:30 p.m.

The Haines City Christmas Parade will begin at 10:00 a.m. at Eighth Street

Family Fun Workshop Lakeland is presenting a photo collage at the Polk Museum of Art in Lakeland and it starts at 10:30 a.m.

Sunday, December 7th

Polk County Community College music students presenting its annual “Holiday Concert at 2:30 p.m. at the Winter Haven Fine Arts Theatre.

Bartow Adult Concert Band is performing at the Bartow Civic Center 2250 S Floral Ave. in Bartow at 2:30 p.m.

Friday, December 12th

A “Holiday Art Fest” takes place in downtown Lakeland – photo with Santa, holiday music, art show starting at 6:00 p.m.

Annual Christmas parade in Bartow starts at 6:00 p.m. at IMC Park. The museum will be open until 8:00 p.m. for viewing of Festival Wreaths.

Saturday, December 13th

Family Fun Workshop Polk City is presenting a photo collage – a Polk Museum Art event at Polk City library and it starts at 10:30 a.m.

Sunday, December 14th

Antique Fair in Bartow along East Main Street and Central Avenue starting at 8:00 a.m. – 3:00 p.m.

Tuesday, December 16th

Christmas Music “Sing Along” at the Lake Morton Senior Center in Lakeland – Music by Broadway to You’s Floyd Love with Norma Plank on piano starting at 10:30 a.m.

Curator Tour at Lakeland’s Polk Museum of Art – walking tour of “Miroslav Antic: Family Album” starting at 10:30 a.m.

Friday, December 19th

Foxhall Winds at St. Joseph’s Catholic Church in Lakeland – it begins at 10:30 a.m.

Although it never became a Hurricane, Tropical Storm Fay broke a record by making landfall four times in Florida. While some counties are considered disaster areas here in Florida and still cleaning after Fay…… a much bigger fish – anticipated storm, Hurricane Gustav is being closely watched by the National Hurricane Center in Miami that could possibly reach category 3 and reach the Gulf of Mexico by the end of this week.

After watching and reading news reports there is no storm to be taken likely. Who would have thought that Fay would have such an impact here in Florida? This goes to show that every measure and precaution must be taken serious in order to survive this Hurricane season. Polk County Emergency Management provided this map of Polk County that outlines various shelters throughout Polk County along with important information you should know when a hurricane approaches. Lakeland Community Theater presents the musical “Godspell”

Have you seen a performance by the Lakeland Community Theater lately?

 

Here is a tidbit – little history – about one of Lakeland’s finest art group. A group of Lakeland citizens approached the City of Lakeland in 1985 to develop a children’s theater known as Pied Piper Players. Since then, the repertoire, such as Grease, The Fiddler on the Roof and The Sound of Music has vastly expanded and with the 2007/2008 season the name was changed to “Lakeland Community Theater.” The theater is a non-profit organization and has over 800 volunteers participate throughout the year. Events, such as main stage productions, theatre for youth series and classes are being attended by over 19,000 people. The talent that this Lakeland Community Theater provides is immensely.

Godspell is an old word for Gospel. The music is written by Steven Schwartz who wrote Children of Eden and Wicked. The show is based on the Gospel according to St. Matthew. It features a group of young people (16 cast members). In this modernized version they are all gathered in an urban alleyway with their leader Jesus.

He tells them stories (the parable) which they act out including The Good Samaritan and The Prodigal

Son. The show is packed with great songs and hysterically funny reenactments of the parables. There is also a wonderful scene based on Stomp! Where they all play instruments found on the street like trash can lids, car engines and oil barrels. As the story progresses Jesus is betrayed by Judas Iscariot and is crucified. This is a very moving part of course. At the end Jesus is resurrected and they all sing Long Live God.

Some great parts such as Benedict’s song – “All Good Gifts” which is a Gospel type song and very good, and “By My Side” sung by Meaghan McGowan which is a folk type ballad, it’s really lovely too. The show is very bright and colorful; the cast are full of energy and are excellent singers and dancers. It is certainly a great evening’s entertainment.

Performances are from July 10th-27th. Thursday, Friday, Saturday @ 7:30pm and Sunday @ 2pm at the Lake Mirror Theatre.  Adult Tickets are $20 and $10 students 18 and under. The Lake Mirror Theatre is located on historic Lake Mirror at 121 S. Lake Ave.

Home Buying and Satisfied Clients – Video Testimonial

Recently, I had the privillege to show a couple from Maine one of my listing. After the showing, I senced that they were not sold on my listing, although it was in their price range and the home was well maintained. It was not what they were looking for, mainly because of the layout of the home. So I kindly ask them if I could send them other listings in the price range. They said, sure why not – it beats driving around and not knowing where to go. I immediately sent them listings via email that was in their price range in Lakeland and Winter Haven area. Since their lease expired on May 1st, they needed to find a home real soon.

After narrowing down a list of possible listings, I made appoinments for showings at various location in Lakeland and Winter Haven, however, nothing that they were happy with. After a few days, we found a home that was located in Winter Haven in an over 55 community. They liked the area and the price range of the homes within this community.

The seller accepted our offer and after inspections, we closed at the end of April. The seller was happy because they wanted to move out by May 1st and my buyers were happy because the offer was accepted without counter and they were able to move in on May 1st.

March Home Sales Improved overall in Polk County according to the Lakeland Ledger Report. With all its negative publicity that the Real Estate Industry has, it is a positive sign that the media finally has something encouraging to write about Real Estate.

What does the statistics say for Lakeland, Florida?

According to the data obtained from the Mid-Florida Regional MLS there were 159 homes sold in Lakeland compared to last years 188 homes sold – a decline of 32 homes. The average sold price for a home in Lakeland was $152,761 last month. Last year’s average sold price was $185,497 in March – a plunge of 17%. Of the 159 homes sold there were 25 homes sold in distress – short sale, pre-foreclosure, foreclosure, and/or bank owned. The average home sold in distress last month was $104,662.

My report below is a breakdown by zip code which gives you a detailed view of each area with last year’s market information. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed.

Lakeland Residential Real Estate Market March

There is some good news on the horizon when you compare March 2008 data with the total amount of properties sold in February 2008. There was an increase of 24 more homes sold in March. I don’t want to speculate on the coming month of a continued increase in home sales, I do notice more calls on my listings as well as buyers looking for great deals.

Is it time to buy or is it time to sell in Lakeland, Florida – you decide!

StatisticsIt has been an interesting First Quarter this year. From January through March, there were 394 residential homes sold in Lakeland, Florida compared to last year’s first quarter total of 522 home sold – a decrease of 128 properties or if you will 32.50%. The average sold price for this quarter was $170,499 (average sq. ft. $101.73) compared to $198,774 (average sq. ft. $120.54) a decrease of 17% for the 1st quarter in 2008. Are you looking to buy?

Folks, as every week for the past weeks you will find my weekly report below to offer you with an inside on what is happening in the Residential Real Estate Market for Lakeland, FL. This report is by zip code and is in my opinion more accurate than measuring by school zones, since school zone changes are in progress and Realtors® not always input the school zones into the Multiple Listing.

 

There are currently 2403 properties for sale, which is an increase of 15 listings reported the previous week. Last week’s average sales price decreased modestly. However, the average sold price increased by 5% compared to my prior report of the Lakeland Residential Weekly Market Report 3/24/08-3/31/08. My weekly report is obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”. 

How long will it take to absorb the current inventory? According to the Mid-Florida Regional MLS, there are currently 2628 active and pending listings available in Lakeland. The definition of Pending is that it has not sold as of today and/or the Pending listing has not been updated to Sold status in the Multiple Listing. Realtors® sold 156 properties in Lakeland last month. Since the absorption rate is not an exact science it may influence your decision to put your home on the market. Based on my calculation, the truth of the matter is that the absorption rate for Lakeland is 73 weeks. Are you thinking about selling?

Folks, as every week for the past weeks you will find my weekly report below to offer you with an inside on what is happening in the Residential Real Estate Market for Lakeland, FL. This report is by zip code and is in my opinion more accurate than measuring by school zones, since school zone changes are in progress and Realtors® not always input the school zones into the Multiple Listing.

Lakeland Weekly Real Estate Report 3/31/08There are currently 2388 properties for sale, which is a decrease of 52 listings reported the previous week. Last week’s average sales price increased modestly. However, the average sold price increased almost 20% compared to my prior report of the Lakeland Residential Weekly Market Report 3/17/08-3/24/08.

So far, for the month of March, the Mid-Florida Regional MLS reports that 25 homes sold in Lakeland were in foreclosure, pre-foreclosure, bank owned, and/or required 3rd party approval (short sale). The average sold price was $104,662 with an average of $73.65 per square feet. However, a total of 124 homes were sold by Realtors®, who had sellers that had not distressed homes; the average sold price for such properties were $182,390 with an average of $105.43 per square feet.

Lakeland Residential Weekly Market Report for 3/17/08-3/24/08 – Polk County, FL

The business section of the Lakeland Ledger reports the housing market continues to have difficulties in Polk County and across the State of Florida.

Folks, as every week for the past few weeks you will find my weekly report below to offer you with an inside on what is happening in the Residential Real Estate Market for Lakeland, FL. This report is by zip code and is in my opinion more accurate than measuring by school zones, since school zone changes are in progress and Realtors® not always input the school zones into the Multiple Listing.

There are currently 2440 properties for sale, which is an increase of 46 listings reported the previous week. Last week’s average sales price increased modestly. However, the average sold price decreased almost 29% compared to my prior report of the Lakeland Residential Weekly Market Report 3/10/08-3/17/08.

For the month of February, a total of 135 Residential Homes have sold for an average price of $169,791, which is a decline of 13% from the previous year. There were also 125 Listings that have expired and have not re-listed.

My weekly report is obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”.

Harrison School for the Arts Concert – Jazz/Chamber Winds

Harrison School for the Arts Music Department will present their Jazz and Chamber Winds Concert on Thursday, March 27 at 7:30 p.m.

You will hear some of the selections performed by The Harrison Jazz Band that includes: Morning Dance by Spyro Gyra, Switch in Time by Sammy Nestico, and A Night in Tunisia by Dizzy Gillespie.

The Chamber Winds will perform selections such as: Jack Hawes’ Pieces of Eight and Walther Lampe’s Serenade op. 7. The Harrison Orchestra Department is under the direction of Rob Lambert and Matt Davis.

Tickets are $5.00 for students and senior citizens and $7.00 for adults and can be purchased online at Harrison School for the Arts web site or at the box office located in the Patrick Mitchell gallery on 750 Hollingsworth Road in Lakeland next to Lakeland High School. The box office opens at 6:00 p.m.
